As you wind your way up the sweeping tree-lined driveway which cuts through lush grounds in this sizeable estate you can't help but expect something rather special to be waiting at the end of it.

Ivy-clad Ashvale, a substantial and quaintly designed country-style home, does indeed stand proud among the beautiful greenery of this lovely private setting in Newtownards.

As you stand in the forecourt overlooking rolling lawns the peace of the surroundings envelop you making the busy outside world feel miles away.

The house is impressive and the wonderful attention that has gone into the grounds and exterior bodes well for what lies beyond the double front doors.

According to the selling agent, every effort was put into the detail of its design and build by the present owners in 2000.

When you do step inside you know immediately that no expense has been spared here.

The hallway has a lovely bespoke design which is always a bonus when house-hunting.

This impressive individual style has been replicated in every finely finished room throughout this large and impressive abode where natural materials such as wood and brick have been extensively used to achieve a tasteful, quality finish with a design lead edge.

In the large hallway, natural wood has been used for the staircase, floor and walls to create a rich entrance hall where bespoke double-panelled wood doors are a real style statement.

Also on the ground floor there is a stunning drawing room with fireplace and vaulted ceiling, family room, snug and sunroom. A large kitchen also features living and dining space with wood-burning stove, power blue range, vaulted ceiling with glazed atrium and access to the private gardens.

Completing the ground floor accommodation is a spacious utility room or preparation kitchen and cloakroom.

Upstairs there are four bedrooms, all with built-in wardrobes, two with en suites and a beautiful family bathroom with a hand-painted free-standing bath.

The magnificent drawing room has the feel of a luxurious hunting lodge with its exposed beams, wood ceiling and truly beautiful ornate stone fireplace with wood- burning stove.

Double doors open from this welcoming room into a bright sunroom.

More natural wood flooring and wood-panelled walls create a rich and cosy ambience in the family room which also features a polished marble fireplace, decorative corning and ceiling rose.

Another set of double doors opens from here to the sunroom.

In this room exposed old Belfast brick blends beautifully with a Redwood tongue-and-grove ceiling and double doors open to the glorious gardens.

The rooms flow easily from one to another and a door from the sunroom also takes you to a charming snug.

Half-timber walls and oak varnished timber floor with ornate cast iron fireplace gives this room lots of character along with the impressive bespoke double wood doors that open to the hallway. Another set of doors open to the garden.

Even the downstairs cloakroom is a designer statement with a high flush WC and vanity unit with black marble top and oval wash hand basin. An attractive reclaimed brass heated towel rail and varnished timber floor complete the exceptional detail in here.

Designer detailing is the signature style of the beautiful kitchen.

A large, open and bright space the kitchen showcases top-of-the-range cream shaker-style cupboards topped with walnut and tied together with ornate cornicing. A large range in powder blue is the perfect addition to the upmarket feel of this quality room which is finished with a sealed stone tiled floor and a feature stone wall.

A corner window and wood-burning stove are features in the living area and there is a huge dining space. Double doors open to the garden.

What looks more like a top quality second kitchen is referred to in the seller's brochure as a "food preparation kitchen or utility room".

Cream shaker-style units with polished granite work surfaces surround a lovely centre island until which has a hardwood work top. There is also a stainless steel fridge/freezer, dishwasher and twin Belfast sinks. A stable-style door opens to the side of the house.

As you go upstairs this fine property just keeps on giving. The master bedroom is a luxury sanctuary accessed through double doors from the landing. Double inward opening doors open onto a Juliet balcony which overlooks the wonderful grounds to the front. A gorgeous designer shower room is fitted with a Lefroy Brooks suite comprising a low flush WC, vanity unit with rice bowl sink and cream quartz worktop, electric chrome towel rail and large shower cubicle with drench and telephone hand showers.

A huge extra for any family is the designer fittings for children in the other bedrooms.

One has a feature raised bunk bed with raised play area and built-in workspace/desk, bookcase, cupboards, wardrobes and side tables while another also has feature bunk beds with a raised play area. Bedroom four comes with an extensive range of built-in wardrobes and cupboards.

The main family bathroom has had the designer touch, too. Cream painted half-panelled tongue-and-groove walls blend with a cream quartz dress out with inset oval wash hand basin and pride of place is given to a cast iron roll top bath which sits on its own platform.

When you have feasted your eyes on the wonders of inside, the exterior also delights with its careful planning and attention to detail.

A large courtyard could easily serve as parking for several cars or for horse lorries, a caravan or boat - whatever your lifestyle requires.

There is also a workshop and huge carport, plus a double garage with twin electric doors and a large games room or gym above it. This room has an oak varnished timber floor and a separate toilet. Permission has been passed for a swimming complex.

Remote control electric gates open to the sweeping brick driveway and the gardens are mature with ornate standard lamps, lawns, flowerbeds, trees and a delightful pond.
