A des res with all mod cons

Welcome to this swish south Belfast home. A Malone address, five bedrooms all with en suites and dripping in designer kit. Helen Carson reports

Just when you thought you'd seen it all in must-have Malone... along comes 27b Deramore Park.

The new-build detached home has three reception rooms, five bedrooms, all en suite, a luxurious Beauxarts Siematic kitchen, a first floor laundry room, Phoenix Gas central heating, double glazed feature leaded windows, Sky TV decoder to every room, BT Multi Core set up for broadband, again in each room and very stylish landscaped gardens to side and rear laid to lawns with flower beds, a patio area, pergola, water feature and mature trees.

And something else too... the seller has even kitted out this property from top to bottom with Rolf Benz furnishings... so there literally is nothing left to do but move in, which is quite unusual in this part of town.

There is no doubting the credentials of this top-end home, according to Alasdair Duff, estate agent with the Eric Cairns Partnership.

"What you see is what you get with this home," says Alasdair. " The vendor is leaving everything."

And that includes beautiful chandeliers, a host of very cool flat-screened TVs, trendy lighting in the kitchen, deep pile carpets and rugs, mirrors and artwork amongst many other covetable items in this house.

There can't be many houses to turnkey - with a capital 'T'- standard in Malone, so what else do you get for the £2.1m asking price?

From the moment you walk through the front door at this prestigious address, expect lots of luxury from solid oak parquet floors, corniced ceilings, Porcelanosa suites in those many bathrooms, to a polished limestone fireplace in the drawing room and a cast iron version with open fire in the family room.

And open plan living is taken to a new level with this Beauxarts Siematic kitchen, dining room and family room.

The impressive kitchen has cream units, a black Jura tiled floor, island unit by Houseworks, a wedding cabinet-style fridge and wine fridge.

It is also awash with Gaggenau appliances, including a dishwasher, five ring gas hob with built-in extractor fan, double oven and combination microwave.

There is also a Tricycle waste disposal system, built-in double fridge freezer, double wine cooler with touch activated lights, glass rack and breakfast bar.

Meanwhile, the good-sized dining room has built-in shelves with a recessed Samsung flat screen TV and fantastic ultra modern suspended lighting.

The third element of the open plan section of the house is the family room with double doors to the back garden.

It is a relaxing space with a cast iron fireplace and open fire, a polished granite hearth and solid oak flooring for a really homely feel.

Alasdair says: "This is the part of the property where the new owners will probably spend most of their time. And the family room has a really nice aspect over the private garden which gets the sun."

And this is a great house for having friends and family round.

Alasdair adds that the open plan nature of the kitchen and dining rooms allows people to mingle: "When entertaining in your own home, guests like to come out to the kitchen and see what's going on. It's very sociable."

Up the stairs to the return landing, a stunning full-length arched window with stained glass takes pride of place.

And as this house has things on a slightly grander scale than most - there are not one, but two master bedrooms.

The first main bedroom has a vaulted 16ft ceiling with a stained glass porthole window... and another of those Samsung flatscreen TVs. Onto the en suite which has a System Pool corner shower unit with fixed jets and hand shower, a circular wash hand basin on a marble shelf as well as natural marble tiled walls and floor.

And a walk-in dressing room with built-in cupboards offers lots of space for the hardiest of fashionistas.

Also on this floor is the second bedroom with an equally well-appointed en suite with a porcelain tiled floor this time and a walk-in dressing room.

The third bedroom also has an incredible en suite, while next to it is a really practical laundry room which is plumbed for a washing machine and vented for a tumble dryer.

There is also a shelved linen cupboard and a Megaflow pressurised water system - essential for all those bathrooms.

A second-floor leaded glass window and skylight with etched and bevelled glass is an attractive feature, and this level leads onto the second master bedroom. There are two Velux windows and eaves storage here, while the en suite has a bath with mixer taps and jets, a vanity unit with wash hand basin, glass shelf, fully tiled walls, tiled floor and another Velux window.

And finally, the fifth bedroom - which could also be a games room - has a dormer window and Velux storage into the eaves.

There is another System Pool bath to the en suite with jets, a vanity unit with wash hand basin, glass shelf, fully tiled walls, a porcelain tiled floor and Velux.

The quality design and attention to detail continues outside where the new owner can expect the exceptional.

A Tobermore brick driveway leads to ample parking to the front and side with security lighting. Next to this is the side garden which is laid to lawns with landscaped flowerbeds, reconstituted granite paths which take you to the rear garden - also landscaped - with a water feature, pergola, mature trees and a patio.

The really private garden with a border of mature trees forms the perfect little sanctuary, and it's hard to believe you are in the heart of the city when you sit here.

Alasdair says the garden will come into its own in the summer: "There is lots of room for entertaining on a grand scale herewith double doors opening from the house onto the garden.

"And with two dishwashers in the kitchen, there is no need for anyone to be stuck with the washing up," he adds.

"This is a very practical and functional house too, where the design is aimed at making life easy, from the first floor laundry room to en suites in each room.

And, of course, there has been no expense spared inside or out."

There are also remote controlled gates with entrance to the driveway and at the property, so it's really secure.

And as if this wasn't enough house for most people, there is planning permission for a garage and a sun room - just in case the new buyer wants to extend.

Alasdair adds: "The owner is providing the complete turnkey package. All Rolf Benz furniture, electrical fittings, paintings and light fittings are included in the price."

And with its enviable location in Malone near to leading schools, churches, sporting cubs, and all the attractions and amenities of the nearby Lisburn Road, this house is not expected to be on the market for long.

With viewings underway... let the seduction begin.
