Sensational spot by the sea

North Down is also known as the Gold Coast... no wonder, with magnificent mansions like this one in Helen's Bay. A superb shoreside home designed to maximise the views Helen Carson reports

Wonderful outlook: a beautiful bay

Ulster house prices are continuing to astound, breaking yet more records with phenomenal growth - up 51% last year.

And the good news for those living in North Down is that prices here have increased by 48.6%, taking the average house price to £257,497.

But even these impressive figures look rather modest by Sheridan Drive standards. Then again the three-bedroom home with three en suites and a main bathroom, open plan living room, a luxury kitchen and single bedroom guest apartment set in beautiful landscaped gardens, is anything but average.

The property, with its panoramic views to the east Antrim coastline, was designed to make the most of its scenic surroundings. The asking price? £2.7m.

So what do you get for the money? A very individual property with specially created semi-circular windows in the sunroom, drawing room and one of the bedrooms which allow uninterrupted views over Belfast Lough and beyond.

And this is high-spec living, to be sure. Overall there is a modern feel to the lay-out with bright, spacious rooms throughout. Behind the front door, an enclosed entrance porch leads to a reception hall with oak floors which is overlooked by a gallery landing.

The main living area is open plan with a semi-circular bay on one side and French doors on the other, opening onto the patio and gardens. A built-in bar area in granite worktops with wine cooler, ice machine, glass washer and oak storage cabinet and glass shelving takes home entertaining to a new level.

Onto the dining room which has a built-in oak China cabinet - and there is lots of space for dinner guests.

Meanwhile, a very well-appointed kitchen in light oak, also with granite worktops, has Bosch appliances and an Amana American-style fridge freezer.

Upstairs, all the bedroms have en suites - twin to the master bedroom. All the bathrooms have a quality finish in tiling, white suites and heated towel rails.

The main bedroom en suites are especially luxurious with a granite finished shower with multi-jet shower and shaver point in one, and a Whirlpool bath in the other. There is also a walk-in wardrobe in two of the bedrooms, while the other has mirrored sliding robes.

The fourth bedroom is currently used as a first-floor living area and it has a built-in oak bookcase, storage cupboards and a granite fireplace surround with babybrick fireback and log effect gas fire.

There are lots of beautiful features and finishes in this home, including oak floors, corniced ceilings, recessed spotlights and feature stained glass windows.

A one-bedroom guest apartment also offers independent accommodation for friends or family. And there is no scimping on style here either with oak strip floors, a well-equipped laundry room, living room with granite fire surround, kitchen with Neff appliances and a bedrrom with mirrored wardrobes.

An integral triple garage with tiling and cupboards completes the accommodation. And all this is set in landscaped gardens with workshop, garden store andpaved driveway.
