Try the magic of Malone

A four-bedroom red brick detached house on Belfast's Malone for less than £1m? Luxurious interiors include oak floors, bespoke kitchen, porcelain tiles and a Portuguese limestone fireplace. Helen Carson reports

Contemporary chic: a soft palette with a modern feel

Belfast's Malone Road has long been the most sought-after address in Northern Ireland with properties here regularly topping the £1m-£2m price mark, confirming its status as 'millionaires mile'.

But for anyone who covets the city's premier location and wants a gorgeous house too, there is a luxurious red brick property with incredibly stylish interiors currently on the market. And you'll have change from one million quid!

Number 14 Notting Hill Court has recently been renovated, redesigned and fitted out with the most high-spec features available by chartered surveyor, Brian Lavery and his friend, who just happens to be a builder.

Having successfully renovated smaller houses, the pair believed there was an opportunity to give up-market properties a make- over too.

"We bought the house last December," said Brian. " It was very enclosed with two reception rooms and a kitchen in one part of the house."

They decided to maximise the space by combining the three small rooms into one open plan area for living, dining and kitchen.

And only the best quality fittings will feature in the house, including a Portuguese limestone fireplace (and gas fire).

"We spent many a day looking for exactly the right items to use," said Brian.

Patio doors were also installed in the kitchen to create a much brighter space from which the garden can be admired. And it was this reworking of the internal lay-out that is Brian's favourite aspect of the house: "You can stand in the centre of any room and be surrounded by greenery."

And the devil is in the detail, with endless lists of fantastic features here, including solid oak doors coupled with brushed steel door furniture, wool carpet on the stairs, landing and bedrooms, gas-fired central heating and double glazed windows throughout.

The exceptional kitchen has gloss finish ivory doors, African grey granite worktops and solid oak floors. There is a six-ring Britannia range with double oven hob, Bosch American-style fridge/freezer, integrated dishwasher, island with drawers and designer radiators.

Meanwhile, upstairs there are four good sized bedrooms - the master with en suite as well as a spacious main bathroom.

Again, no expense has been spared, with recessed lighting and a really well appointed en suite. Expect a Matki walk-in shower with rain-water shower and porcelain tiling to the floor and shower walls as well as a heated towel rail.

There are double-panelled radiators to all the bedrooms, while completing the accommodation upstairs there is a stylish main bathroom with tiled panel bath, mosaic tiles and recessed lighting.

Outside a detached double garage has fitted units and is plumbed for a washing machine - a useful utility space. There is a really spacious garden laid in lawns with mature trees and shrubs, plus a driveway, as the property occupies a corner site.

A wonderful family home in an enviable location - is it any wonder Malone has the most desirable of des res.
