£15k rent for prime retail property in east Belfast on Glider bus route

A prominent retail letting opportunity in east Belfast has come on the market with an annual rent of £15,000.

Number 179 Albertbridge Road, which has had a number of hospitality and retail uses over the years, occupies a corner location on one of the main arterial routes linking Belfast with the east.

The property benefits from a large car park to the rear, with space for both staff and customer parking, while a "high standard finish" - including tiled floors, electric roller shutter, gas heating, air conditioning (in part) and exposed ceilings with feature pendant lighting - are among its selling points.

Listed by agency Frazer Kidd, the property, which is close to the junction where the Albertbridge Road meets Templemore Avenue, counts retailers Keens Furniture, Gordons Chemist and a variety of other independent enterprises as its neighbours. The entire building in which number 179 is situated is the former YMCA home. The property, dating back to 1900, went on the market in 2013 for £400,000.

The upper floors are occupied by the Exchange Church, but in recent years the building has been occupied by an Indian restaurant, a Polish supermarket and a tanning shop.

The Albertbridge Road is on the Glider bus route, which runs from the east to the west of Belfast.

Other similar units to let nearby include a ground floor open plan office on 344 Beersbridge Road with an annual rental rate of £13,500.
