Industrial spaces flood Belfast property market

Land and units in a number of prominent Northern Ireland industrial estates have gone on the market.

They include a prime single-let unit and 2.4 acres of space adjacent to Belfast Harbour Estate, one unit in Derriaghy Business Park, storage on Tennant Street, a site at Monkstown Industrial Estate in Newtownabbey and a commercial yard and warehousing in Carryduff.

A property development opportunity has also become available in east Belfast where land on the Glen Road has entered the market at £275,000.

The site, just off the Knock dual carriageway, already has full planning permission for the demolition of existing buildings and the construction of seven apartments.

A clinic and library formerly occupied the site at 16-18 Glen Road.

Meanwhile the number of industrial estate spaces flooding the market, span all areas of Belfast.

The largest of the selection is a site in Monkstown Industrial Estate. The total facility covers 165,000 sq ft and consists of two main buildings covering 15 acres, 290 marked car parking spaces and capacity for further development subject to planning.

Listed by McConnell Chartered Surveyors and Property Consultants, the owner/occupier site is due to close in this month and is expected to be available with vacant possession by September.

McConnell director Fraser McConnell said: "It is a big facility and I wouldn't rule out investor interest in purchasing, letting off and further developing the surplus land."

Meanwhile, a commercial yard, warehousing, stores and a bungalow covering seven acres is for sale in Carryduff. Listed by Tim Martin, the space on Hillsborough Road "is sold with vacant possession" and "provides an ideal opportunity for use as a distribution centre or investment". Prices around £475,000 are being sought.

And a modern single let investment property in Duncrue has come on the market with a guide price of £2.5m.

With 40,815 sq ft of warehouse space and offices covering 2.4 acres, the site is currently leased to Devenish Nutrition Ltd for a term of 15 years with passing rent of £171,000. Considered an "outstanding freehold investment", 96 Duncrue Street is listed by Campbell Cairns.

And in west Belfast two industrial opportunities have come on the market - a light industrial unit to let in Derriaghy's City Business Park and a unit on Tennent Street.
